MBP competed with existing life insurance quotes to procure a high-leverage, non-recourse, debt solution for the acquisition and renovation of 56-unit apartment complex in an up-and-coming sub market in Chattanooga, TN. The inexperienced sellers mismanaged the asset, leaving some significant value-add potential with minimal budget. MBP secured competitive pricing and high proceeds from a flexible lender that was constrained by a higher loan to stabilized value than the market value.
