The sponsor had owned and operated the bustling asset for more than four years featuring tenants in the medical, fitness, and restaurant space. The anchor tenant is the largest employer in the state of Arizona and services the debt by itself, giving MBP the tools to leverage the investment-grade credit and mitigating any concerns with the gym and restaurant tenancy. The sponsor requested two years of interest-only financing, and MBP was able to procure a three-year interest-only solution while achieving a last-minute rate reduction to help maximize cash flow.
