MBP successfully structured and closed a condo inventory bridge loan secured by 24 newly constructed units in Alton, Texas. With construction complete and the existing loan’s interest reserve nearing depletion, the sponsor needed a timely and thoughtful capital solution to stabilize the asset and support sell-out. MBP delivered a cash-neutral bridge loan at 80% LTV, improving the interest rate and replenishing a full 12 months of interest reserve—providing the sponsor with runway and flexibility to market and sell the units without added capital pressure.

Located in the rapidly expanding Rio Grande Valley, one of the fastest-growing regions in Texas with population growth expected to double over the next decade, the project is well positioned to deliver quality housing at an accessible price point.
